Artificial Turf (AT) Project Update


August 14, 2012 Project Manager (PM) Dwayne Dronyk and Project Engineer Dennis Westhoff spoke to members of the Calgary Soccer Federation Board on the status of the Artificial Turf project.     Final engineering report on the Storm Water Management Plan (SWMP) was finished August 15, and being presented to the City for review and approvals Friday August 17, 2012.    The City and the Project Engineer have been in consultation many times over the past weeks and months to ensure all of the requirements and conditions for approvals would be addressed.      Mr. Westhoff   spoke to the process and challenges of the SWMP and the next step in the approvals Development Site Servicing Plan (DSSP) stating:
  • Approvals should only be a few days for SWMP due to the meetings with the City Engineering department for SWMP.
  • The design must conform to the City policy for managing the storm water on the site as per policy and regulations, which states 100% retention on site of the storm water must be adhered to.
  • Finding a cost effective way to do this while ensuring long term operating costs are minimal was a challenge. The design is completed and pending approvals from the City and should meet all the requirements.
  • Once the SWMP is approved, the next step is approval of the DSSP.  Mr. Westhoff mentioned that he has also consulted with this City department and met with them numerous times to ensure all the criteria has been addressed.     This project is a straightforward one compared to other projects as there are no deep services requirements.   The City will still have to review it for any outstanding requirements and then address those to the Project engineer.
AT PM Dwayne Dronyk noted next steps and goals are:
  • First address the project status -  Development Permit was a conditional release last November-  conditions that stopped the project from proceeding further were the SWMP and DSSP approvals.   These have now been addressed and we are confident we can proceed in the next few weeks back to construction.
  • Contracts need to be adjusted for scope changes due to adjustments made by the Project Manager.    This is currently being addressed by the Architect with minor scope change orders and being forwarded for review to the contractor’s (Graham and Keystone).
  • Project schedules are the next step and will be discussed, adjusted and presented back to the Project Team for review in the next 10 days.   
  • We are confident that the work on the site will start up again before September 15th, 2012.   
  • There is lots of work to do with the Project Team in addition to the construction and we are dedicated to getting this project finished.
